Concept and Design of a New Build

Design Concept

The plot has a buildable net area of 200 m². The building form and orientation were deliberately developed in response to the site’s topography and the visual axes toward the sea. From the west-facing longitudinal side of the main building, a 180-degree panoramic view extends across the sea.

The building is divided into three areas that are functionally and architecturally connected: ground floor, separate studio, and upper floor. This allows for flexible use in different seasons, as well as the possibility of construction in one to three phases.

Material Concept

The material concept is inspired by the traditional natural stone buildings of the Mani region. Through the use of local stone, combined with modern elements of glass, steel, and concrete, a dialogue emerges between tradition and contemporary architecture.

In this way, the building integrates visually into its surroundings—rooted in the history of the place while simultaneously expressing the modern, reduced language of contemporary architecture.

Ground Floor

The ground floor includes two bedrooms as well as a spacious living and dining area with direct access to the terrace and the outdoor space.

A separate studio offers independence and flexibility for use as a guest studio, home office, or atelier.

Upper Floor

The upper floor forms an additional holiday apartment with two bedrooms, a terrace, and an open-plan kitchen and living area. It could be rented out separately or, if required, connected to the main unit to create one continuous residential unit.
