Concept and Design of a New Build

Design Concept

The building is currently in shell construction. An approved design exists for the overall building structure and basic floor plan configuration. This design will be redefined and further developed with regard to spatial organization, architectural articulation, and interior design.

The concept is based on a clear definition of orientation, visual axes, building blocks, and materials. The objective is to create a generous and high-quality architectural expression. From every perspective, the building should present a composition that is both varied and consistent, reflecting a coherent and unified overall design.

Material Concept

The material concept of the villa reinforces the clear articulation of the building blocks as well as the defined axes and sightlines. Light, Mediterranean mineral plaster surfaces shape the primary blocks and give the building a calm and timeless appearance.

The design is based on three essential materials: fine matte plaster surfaces, glass, and wood elements. This consciously reduced material palette forms an integral part of the clear architectural structure.

Generous floor-to-ceiling glazing emphasizes the westward orientation and opens the interior spaces towards the terrace and the surrounding landscape. Parapets and balustrade elements are designed to be predominantly transparent in order to maintain a sense of lightness and preserve unobstructed views.

Ground Floor

The ground floor accommodates two bedrooms as well as a spacious living and dining area with direct access to the terrace and outdoor spaces.

A fitness area and a home office complete the program of this level.

Upper Floor

The upper floor includes a guest bedroom and a second home office. The adjoining roof terrace offers expansive views over the Bay of Kalamata and extends the living space with a generous and private outdoor area.
